Tenants who drive future consumption — fintech, cloud tech, logistic brands, D2C powerhouses — are demanding EV integration as part of standard facility terms. For landlords, this means one thing — future rent premium lies in charging capacity per square foot. It’s no longer simply about space — it’s about energy.

The economics are staggering when scaled. A commercial complex with 200 chargers running at efficient utilisation can generate meaningful recurring income alongside rental yield — a hybrid revenue engine the sector has never experienced before. And as EV penetration grows from metros into Tier-2 belts, early movers stand positioned like petrol pump owners in the ’90s — small infrastructure today, empire tomorrow.

Of course, challenges remain — grid pressure, transformer scaling, tariff regulations, interoperability of charging systems. But history is clear: industries that align early with the future do not just survive — they lead. Real estate and mobility are no longer parallel roads; they are now a single highway.
